A closer look at the work.
Find out why the skylight is leaking
Moisture around a skylight may involve the unit, its flashing, the surrounding roof, or condensation. We investigate the relevant conditions before recommending replacement. A serviceable skylight with an isolated flashing issue may need a different solution from a failed unit.
Repair the interface, not just the visible stain
Skylight flashing needs to work with the roofing and underlayment around the opening. A repair may require opening surrounding materials so the water-management details can be addressed. The scope should explain what is being corrected and what remains outside the work.
Install or replace the right unit
We handle new skylight installation, replacement, and roof-related repairs, including curb-mounted and deck-mounted arrangements where appropriate. Unit selection, roof slope, mounting details, and product-specific requirements should be considered together.
Coordinate with the bigger roofing project
If you are also replacing the roof, discuss the skylight’s age and condition before roofing is installed around it. Coordinating the work can help avoid reopening new roofing later. For a new opening, discuss the roof work and any framing, interior finish, or other trade responsibilities in advance.
Natural daylight.
A compact ceiling feature.
We regularly install VELUX Sun Tunnels for homeowners who want natural light with a compact ceiling feature. A roof-mounted collector directs daylight through a reflective tube to a diffuser in the room below.
They are worth considering for hallways, bathrooms, closets, and other areas where a traditional skylight may not be practical. The finished ceiling diffuser has a light-fixture-like appearance, rather than a broad view of the sky.
We review the roof, attic route, ceiling location, and flashing requirements before recommending a model. Opening size and daylight output depend on the selected product and the home; we help you compare a Sun Tunnel with a traditional skylight for the space you want to brighten.
Ask about a Sun Tunnel ↗Before you decide.
Does a leaking skylight always need replacement?
No. The recommendation should follow the condition of the unit, flashing, and surrounding roof. We explain whether a focused repair is practical.
Can you coordinate a skylight with my roof replacement?
Yes. Discuss existing units or a planned installation while the roofing scope is being developed so materials, timing, and trade responsibilities can be planned together.
