Roof maintenance in Greater Houston

Protect the details
where leaks often begin.

Understand the work

A closer look at the work.

Work on the roof you have

Roof penetrations and exposed flashing are a major focus of our maintenance packages because these are common trouble spots for leaks. Pipes, vents, chimneys, skylights, and roof-to-wall transitions need attention even when the main roof covering is still in good condition.

What we review

We inspect roof penetrations and exposed flashing for aging or separated sealant, exposed or raised fasteners, and other openings that can allow water entry. We also review the rest of the roof, but these vulnerable details are at the center of the maintenance visit. We document our findings and correct maintenance-level issues within the agreed package.

Why the 3–5-year window matters

In our experience, sealant at exposed roof details can begin deteriorating after about 3–5 years. Sun, weather, movement, product choice, and installation affect the timing. Sealant can crack, shrink, or separate before the shingles need replacement, so a roof that still looks good from the ground can have vulnerable details.

Agree on the work included

Depending on the roof and agreed package, work includes gutter cleaning, roof-surface and valley debris removal, correcting raised or exposed fasteners, renewing appropriate sealant details, and minor shingle or flashing corrections. Not every sealant or component should be treated the same way. The work should suit the actual roofing system.

Plan the next checkup

Many homeowners consider spring and fall visits, with additional review after significant weather. We discuss timing based on roof condition, surroundings, and previous issues. Confirm the visit scope, price, and any reminder arrangements with Patrick rather than assuming a subscription is in place.

Gutter cleaning is included

Our roof maintenance package includes gutter cleaning to help keep water moving away from the roof edge. We remove accumulated debris as part of the agreed visit scope. Gutter installation and repair are not included; we explain any visible issues that need a separate provider.

What we look for

Penetrations and exposed flashing deserve regular attention.

These photographs show the details our maintenance package focuses on: roof penetrations, exposed flashing, fasteners, and the sealant helping keep those details watertight. In our experience, exposed sealants can start deteriorating around the 3–5-year mark, while the main roof covering may still have useful life remaining.

The visit includes hands-on maintenance, not just a list of findings. We document the conditions and completed work so you can see what was addressed. If an area requires more extensive repair beyond the package, we explain the scope and discuss it with you before proceeding.

Your questions, answered

Before you decide.

Is every small repair included in maintenance?

No. The included work should be agreed in the scope. If a finding requires a larger repair or concealed work, we explain it and discuss approval before proceeding.

Can you pressure-wash the shingles?

Aggressive pressure washing can damage asphalt roofing. Any roof cleaning method should follow the applicable manufacturer guidance and be discussed separately.
