Roof inspections in Greater Houston

A real inspection.
A straight answer.

Understand the work

A closer look at the work.

When an inspection is useful

Call after hail or high wind, when a stain or missing shingle appears, before a home purchase, or when an older roof has not been reviewed recently. You do not need to know whether the problem is serious before asking us to take a look.

Look at the roofing system

We review accessible roofing materials, flashing, penetrations, roof edges, and other relevant details. Attic observations may help when access is appropriate. We also review visible drainage concerns. Gutter cleaning is included in our roof maintenance package; gutter installation and repair are outside that service.

Understand what the photos show

A useful photo has context. We explain where it was taken, what condition it shows, and what that means for the recommendation. We distinguish urgent concerns from maintenance items and conditions that can be monitored.

Know the limits of the visit

A visual inspection cannot expose every concealed layer or establish every hidden condition. Underlayment and deck conditions may not be fully visible without opening the roof. We explain any access limitations and whether further investigation is needed.

Free and without sales pressure

Our roof inspections are free. The next step may be a repair, maintenance, further investigation, or no work at all. You should leave the conversation with a clearer understanding of your roof and the options available.

Actual inspection findings

Small details.
Important findings.

These are examples of conditions we have caught during roof inspections. They show why roofing experience and a close look at installation details matter. We photograph the finding, explain it in plain language, and discuss the appropriate next step.

Missing chimney cricket

Brick chimney on a shingle roof without a cricket on its uphill side
We identified this chimney as needing a cricket under the applicable manufacturer specifications. A cricket is a small sloped structure behind the chimney that redirects water around it. We review the roof configuration and applicable requirements when recommending this detail.

Makeshift satellite-dish repair

Patched satellite dish mounting holes with sealant and metal beneath shingles
Old satellite-dish attachment points had been patched. We examine the penetrations and surrounding roofing to determine what a proper repair needs to address.

Incorrectly installed vent

Roof vent with an irregular shingle and flashing detail around its base
This vent installation was flagged during our inspection. We check how vents and their flashing integrate with the surrounding roof covering and explain the correction needed.

Improper cap made from field shingles

Field shingles used as cap material along a roof intersection
This cap detail was made using field shingles and was identified as an incorrect installation. We review the cap material and installation against the requirements for the roofing system.

Nail through a shingle

Nail protruding through the surface of an asphalt shingle
A small protruding nail is the kind of detail a close inspection can reveal. We document the puncture and assess the affected shingle and fastening detail for repair.
For realtors, buyers & sellers

Roofing knowledge for your next decision.

We work with many realtors who value our hands-on approach and practical roofing knowledge. Whether you represent a buyer or seller, we help explain roof concerns so your client can make an informed decision.

When conditions and access allow, we get onto the roof to inspect the details up close. We pay attention to flashing, penetrations, previous repairs, cap shingles, and fasteners, then use photographs to explain our findings. We communicate any areas we could not safely access.

A roofing-focused evaluation can complement a general home inspection, particularly when the roof was viewed from a distance or a report calls for further evaluation by a roofing contractor. Share the inspection report, property address, access arrangements, and any transaction deadline when you contact us.

We explain which findings call for repair, which fit a maintenance visit, and which may warrant further investigation. Our goal is a clear understanding of the roof and a practical next step, without pressure to replace a roof that can still be repaired.

Your questions, answered

Before you decide.

Can you tell the exact age of my roof by looking at it?

Appearance can suggest wear, but invoices, permits, and installation records are better evidence of an exact date. We distinguish observations from estimates.

Does an inspection guarantee insurance coverage?

No. We can document physical roof conditions and explain a construction scope. Your insurer evaluates coverage under your policy.
